The Wilton International Data Centre Phase 1 construction has progressed in Teesside following a joint development agreement between Sembcorp Energy UK and Digital Reef. The development targets up to 280MW of installed capacity and is positioned to serve artificial intelligence, machine learning, and high-performance computing demand. Moreover, the project leverages existing industrial infrastructure at Wilton International to accelerate delivery timelines and reduce initial enabling works. As a result, it is emerging as one of the UK’s most significant upcoming data center construction projects anchored in an established energy and utilities hub.

The planning application for the Wilton International Data Centre Phase 1 construction has already been submitted, marking a formal step toward delivery. Subject to approvals, construction could commence later in the year. Importantly, the development integrates grid connectivity, behind-the-meter power assets, and established utilities already available at the Teesside site. Therefore, the project aligns with the UK’s broader push to scale domestic digital infrastructure capacity outside traditional technology clusters.

The Wilton International Data Centre Phase 1 construction will deliver infrastructure designed for compute-heavy digital workloads. Consequently, the facility is being engineered to support AI model training, cloud computing, and machine learning systems that require stable, high-density power supply. The 280MW capacity target places the development in the hyperscale category, where resilience and grid integration are critical design drivers.

Mike Patrick, Chief Executive Officer of Sembcorp Energy UK, emphasized that Wilton International offers a rare combination of large-scale power availability and established industrial infrastructure. He noted that these conditions enable faster deployment at scale while supporting regional investment and high-value employment creation. In addition, he highlighted that the site’s connectivity enhances its attractiveness for digital infrastructure operators seeking rapid build-out capability.

Wilton International already functions as a major industrial ecosystem supporting energy-intensive users. Furthermore, its integrated utility systems reduce the need for extensive new infrastructure development. This advantage is particularly relevant for data center construction projects, where power availability and cooling systems significantly influence delivery timelines and capital intensity.

The Wilton International Data Centre Phase 1 construction also reflects a broader shift toward repurposing industrial sites for digital infrastructure development. Teesside’s established energy and logistics ecosystem provides a foundation for scalable data center expansion. Therefore, the project contributes to regional diversification beyond traditional manufacturing and petrochemical operations.

Digital Reef Chief Executive Officer Piers Slater stated that the site’s existing grid connection and behind-the-meter power assets create an efficient route to market. Additionally, he emphasized that integrated utilities and connectivity reduce development complexity compared with greenfield sites. This positions the project as a fast-track digital infrastructure development within the UK’s expanding data economy.

Subject to regulatory approvals, Sembcorp Energy UK expects the Wilton International Data Centre to be ready for construction commencement later in the year. Meanwhile, stakeholders anticipate that demand for AI-ready facilities will continue to grow, potentially supporting future expansion phases beyond the initial 280MW rollout.

The development is also expected to strengthen Teesside’s role in the UK’s national digital infrastructure strategy. Consequently, it aligns with government priorities focused on decentralizing high-performance computing capacity and attracting long-term technology investment into regional industrial zones.
