The $16 billion AI data center campus in Saline Township, Michigan has secured full financing to move forward. The massive project, developed for Oracle, will be one of the largest AI infrastructure facilities in the United States, with more than one gigawatt of power capacity as part of the Stargate initiative. The $16 billion financing package consists of, roughly $2 billion in equity from Related Digital and funds affiliated with Blackstone. Approximately $14 billion in fixed-rate, long-term debt, anchored by PIMCO-managed funds and accounts. PIMCO bought about $10 billion of the bonds.

The campus is located in Saline Township, just outside Ann Arbor. It is expected to create more than 2,500 union construction jobs during development, more than 450 permanent onsite jobs once complete, and more than 1,500 additional jobs county-wide.

This financing marks a major milestone for the Saline Township campus, which is designed to support massive AI computing demands as part of Oracle’s expanding cloud infrastructure. At more than one gigawatt of power capacity, it ranks among the largest single-site AI data center developments currently under construction in the United States.

What makes this project stand out is its scale. At over one gigawatt, the campus will consume more electricity than many small cities — exactly the power density required by the latest generation of AI chips, which very few locations in the U.S. can support.

The secured financing removes the biggest remaining risk for the project. With full funding now locked in, the timeline is no longer dependent on raising new capital, putting Saline Township ahead of most other proposed gigawatt-scale AI data centers that are still struggling to secure financing.

“This is a powerful validation of what we have built and of the critical role this project will play in America’s digital future,” said Jeff T. Blau, CEO of Related Companies and Chairman of Related Digital.

Design

The campus stands out for its thoughtful design. The project will consist of three single-story data center buildings totaling approximately 1.65 million square feet. It uses a closed-loop cooling system to protect local water resources, preserves more than 750 acres of open space, farmland, and wetlands, and is on track to become LEED-certified.

With financing now fully secured, construction on the first buildings is well underway and remains on schedule for delivery to Oracle. This milestone positions the Saline Township campus as one of the few gigawatt-scale AI facilities in the United States with both full funding and active construction.
