Pennrose and Philadelphia Chinatown Development Corp. have officially broken ground on a new senior housing community, 800 Vine Senior, in Chinatown, Philadelphia. The 51-unit property is fully affordable housing and will replace a vacant lot in the area. According to Penrose’s Regional VP, Jacob Fisher, the community is much needed, and his company is pleased to finally get the project started after years of planning and collaboration.
Location and Accessibility
The new senior community will be constructed at 9th and Vine Streets on an underutilized surface parking lot. Its location, just off Interstate 676 and proximal to Interstate 95, provides easy commutes across the metropolitan area.
Furthermore, residents will have access to Independence Mall and Franklin Square Park, which are also nearby.
The Development Plans
The development of the 800 Vine Senior community was initially part of the Center City Redevelopment project. The original plan involved a 150-key hotel, an office complex, public greenery, and market-rate properties. However, Covid-19 pandemic changes to the development plans produced senior affordable housing.
The five-story building features a mix of studio, one and two-bedroom units, and it will only be available for seniors earning at or below 60% of the area median income (AMI). There are three groups of units based on the AMI, six units available at or below 20% AMI, twenty units at or below 50% AMI, and twenty-five units set aside for individuals at or below 60% AMI.
Additionally, the building was meticulously designed to meet Energy Star Certification and Enterprise Green Communities standards. Furthermore, 10% of the apartments are equipped for residents with physical disabilities, hearing and vision impairments.
800 Vine Senior residents will enjoy access to various amenities, such as a large community room, outdoor courtyard, laundry facilities, a fitness center, and parking spaces. There is an on-site management office and supportive services to help improve living standards for senior residents.
