The 326 Rockaway Avenue affordable housing development project has recently begun construction at the site of an existing 17-story building in Brownsville, Brooklyn. This project will be the most sustainable affordable housing development ever constructed in New York City, according to city officials, including Chief Housing Officer Jessica Katz.

The 326 Rockaway Avenue project was designed by Aufgang Architects and will be built by Slate Property Group and RiseBoro Community Partnership. The development will offer 215 permanently affordable housing units and about 5,000 square feet of ground-floor commercial space.

John Valladares, Managing Director of Slate Property Group, explained that New York City is currently facing a housing crisis. Therefore, each new apartment or building provides more residents with a safe, affordable, and stable home. He further explained that the 326 Rockaway Avenue apartment building was designed to feel like a true community.

This mixed-use residential development will be all-electric and passive. It will have zero fossil fuel usage for heating and other operations. In addition, it will feature a rooftop solar array to offset energy consumption. The $146 million development will yield a 181,324-square-foot building.

Design Plans for the 326 Rockaway Avenue Project

The unit mix comprises 130 apartments for formerly homeless families and young adults. It offers studios, one, two, and three-bedroom apartments. Amenities such as a community room, recreation room, children’s playroom, classroom space, bike storage, shared laundry facilities, a fitness and yoga studio, and a roof deck are included.

RiseBoro will also provide on-site social services at the 326 Rockaway Avenue property, including case management, counseling, and crisis intervention, life skills and needs assessment services and support for families, referrals for employment, opportunities for community engagement and leadership, mentoring, and empowerment services.

The NYC 15/15 Program will fund the supportive housing program for the 326 Rockaway Avenue project. The program offers rental assistance to eligible families or individuals who are homeless or at risk of homelessness.
