Construction is scheduled to begin later this year for a new multifamily residential complex known as Sofi. The complex, located in North Hollywood, will consist of a 111,000-square-foot building with 138 studio, one-, and two-bedroom apartments. It will be situated near the intersection of Lankershim and Magnolia Boulevards.

The project received approval in April 2022 for the property located at 11043–11103 West Hartsook Street. The construction is a partnership between Pyramid Development’s Shahar Kalev and TEM Capital, the business of HGTV star Tarek El Moussa. The seven-story building will also include a 69-car underground parking garage.
The project qualifies for development incentives for Transit Oriented Communities. This allows for greater height and density compared to typical zoning regulations and reduces the required amount of on-site parking. In exchange, 14 of the apartments will be designated as extremely low-income, deed-restricted affordable housing.

The Sofi apartment building is being designed by Sam Aslanian Architects. In addition to the living spaces, the modern podium-style structure will feature various amenity decks, a rooftop pool, a recreation area, courtyards, a co-working space, and a gym.
Construction is expected to commence in 2024 and reach completion by 2026. This project is one of several significant multifamily structures currently being constructed near the North Hollywood Metro station. Metro is collaborating with Trammell Crow Company on a project valued at over $1 billion that will bring housing, offices, and other amenities to the North Hollywood Station park-and-ride lot. Additionally, a similar project with 128 apartments and retail spaces is planned for the Laemmle NoHo 7 property at 5420 Lankershim.
