The Cobbs Hill Village Apartment is finally undergoing renovations in New York after being in the works for years. Rochester Management, the property owner, plans to convert the motel-style complex into a two-building, 80-unit community through a $36.9 million renovation initiative that will be completed in three phases.
The CEO and president of Rochester, Peggy Hill, stated that the company is thrilled to provide better amenities for the Cobbs Hill Village Apartment. Previously, the company made a commitment to modernize the apartments for the 60 existing residents, and the project will now provide senior housing as well.
The current residents will not be displaced during the renovation, and the 60 affordable senior housing units on the property will be preserved. The rent for current residents will also not increase throughout their tenancy.
The Cobbs Hill Village property was built nearly 70 years ago and consists of small units that lack basic conveniences. The walls, floors, and ceiling are made of concrete, and the air quality in the units is poor. Additionally, the units are too small to include ADA-compliant features.
Development Plans for Cobbs Hill Village
The Cobbs Hill Village property units are undergoing various upgrades and size modifications. Currently, the studio apartments occupy only 378 square feet, but their size will be increased to 650 square feet. Similarly, the current 540-square-foot one-bedroom units will be increased to 715 square feet. The new community will also include some two-bedroom units and 24 townhouse units designed by senior housing specialist SWBR.
Pike Construction will oversee the three-phase Cobbs Hill Village project, beginning with the construction of a three-story, 40-unit building on vacant land. In the second phase, three existing buildings will be demolished, and another three-story, 40-unit building will be built. Finally, the third phase will bring new 24 townhouse units to the community. Each phase is expected to take about a year, with phase one set for delivery by spring 2024.
