A non-profit organization based in Mesa, Arizona, called A New Leaf, has announced plans to build a $30 million affordable housing project for seniors in the area. The goal of this project is to provide affordable housing options for local seniors and veterans in Mesa. The Mesa City Council has approved zoning changes on a one-acre plot, allowing Phase 4 of the La Mesita housing complex to proceed with construction. This new phase will consist of two floors and a total of 54 affordable units, including 48 studio units and six one-bedroom units. These units will be seamlessly connected to the existing campus, providing residents with access to important services such as financial literacy training and various enriching activities.

To finance this ambitious project, A New Leaf plans to utilize resources made available through the American Rescue Plan Act and apply for a low-income housing tax credit from the state’s housing department. The city of Mesa has also pledged support to assist with the $30 million affordable senior housing initiative. Additionally, $1 million in federal funds has been allocated for the fiscal year 2024 through the HOME Investment Partnership Program. However, in order to access this funding, A New Leaf must secure the tax credit from the state and obtain approval from the City Council.

Kathy DiNolfi, the chief program officer of A New Leaf, highlights the growing demand for housing assistance and financial aid among seniors, including support with utility bills. This underscores the need for projects like the $30 million affordable senior housing initiative. The organization’s mission is to provide affordable housing options that alleviate financial burdens and address the broader needs of residents, particularly veterans and seniors. Phase 4 of the La Mesita housing complex will reserve 10 units specifically for veterans, demonstrating A New Leaf’s commitment to creating a supportive community.

Rental fees for these units are projected to range from $300 to $500, ensuring accessibility for those in need. Construction is expected to begin before the end of the year, and A New Leaf remains optimistic about the project’s timeline. Through their dedication and determination, the organization is committed to providing affordable housing solutions and empowering local seniors and veterans, fostering a sense of security, stability, and community.
