Construction will soon begin on a $240 million student housing project at William & Mary University in Virginia. The university plans to build on-campus housing through a public-private partnership (P3) with Balfour Beatty Campus Solutions, a global company specializing in asset management and real estate services for higher education.

The new student housing project aligns with the university’s Vision 2026 plan, which aims to improve the housing and dining experience on campus. Over the course of ten years, the university will renovate and replace 80% of its current on-campus residential properties. The project will completely transform the housing and enhance the overall residential experience.

Number of Units for the William & Mary Student Housing Project

The student housing project will be completed in several phases. Phase I will provide 935 new housing units at West Woods on the west campus. Additionally, the initial phase will include 269 units at a new facility near Lemon and Hardy Halls along Jamestown Road.

All residence halls will feature modern living units and community spaces using geothermal heating and air conditioning. The university is also working on converting Lemon and Hardy Halls’ fossil fuel-dependent systems into geothermal energy, aligning with their goal of creating a carbon-neutral campus by 2030.

In addition to residential units, the project will include a new 50,000 GSF dining facility at the West Woods site. This dining hall will serve as the signature eatery on campus and provide a serene dining experience within the wooded site. Construction is set to begin this month, and the project is expected to be completed by 2025.

The development team for the William & Mary student housing project includes Balfour Beatty’s Buildings division and Kjellstrom+Lee. VDMO Architects is responsible for the project’s design and collaborated with CMTA and William & Mary leadership.
